A speculatively built 25,000 square foot industrial unit on Potter Space’s A1M50 site in Melmerby, near Ripon has been let, prior to completion, to I’Anson Brothers Limited, one of the UK’s leading manufacturers of animal feedstuffs.
The building, located at the entrance to the new A1M50 Industrial and Distribution Park, will enable the company to expand its existing Masham operations and provide a well-placed hub to serve customers across North Yorkshire and the rest of the UK.
In addition, Potter Space is about to start on a further 25,000 square foot unit which has been pre-let to an existing tenant on the Park.
The site is a 10-acre extension to its already successful 42-acre Melmerby Industrial Estate and is less than a mile from Junction 50 of the A1M.
Chris I’Anson, managing director of I’Anson Brothers Ltd, says that the new unit is an important part of the company’s growth strategy.
Chris said “Unit 1 at A1M50 is ideally placed for us, being close both to our manufacturing in Masham and close to the motorway network. This means our customers from around Yorkshire and the UK will have an efficient collection point for their goods, which will help us improve our customer service and product stocks at both sites.”
Commenting on the letting, director of Fox Lloyd Jones, Paul Fox, said, “The decision to speculatively build on this location has been fully vindicated by the unit being pre-let prior to completion, further underlining the strength of demand in the North Yorkshire market for well-located sites.
“With the infrastructure in place and the building now complete, the deliverability of the site is now proven. Given this quick take up, and growing interest being shown for A1M50, Potter Space is now considering a further speculative build as part of the next phase. We have outline planning for additional units ranging from 12,000 square foot to 160,000 square foot across the remainder of the site.
“Furthermore, we are about to receive planning permission for an additional 25,000 square foot unit for the existing client, who is also looking to expand. We will therefore be starting work on this building shortly underlining the huge activity and investment in the site by Potter Space”.
